Building Survey

A Building Survey (often referred to as a Full or Structural Survey) is a Level 3 Survey and is the highest level of non-invasive survey that is usually produced as a pre-purchase report.

The Level 3 Survey we provide is the RICS own Level 3 Home Survey Report. This is a report that can only be offered by an RICS qualified residential surveyor. The report provides a detailed written assessment of the property, making use of multiple photographs and if necessary explanatory sketch images to fully explain our findings in a consistent and reliable format; helping you to make informed decisions about your new home. 

This level of service is for clients who are seeking a professional opinion based on a more extensive, detailed assessment of the property, its services and grounds than provided with a Level 2 survey. This report objectively provides:

  • A thorough review of the property
  • The form of construction and materials used for different parts of the property
  • The condition of each element of the property
  • An assessment of the relative importance of the defects/problems
  • The identifiable risk of potential or hidden defects in areas not inspected
  • The most probable cause(s) of the defects based on the inspection
  • The likely scope of any appropriate remedial work and an explanation of the likely consequences of non-repair
  • Clear and jargon-free advice about repairs and ongoing maintenance
  • Valuation and/or rebuilding cost (usually for buildings’ insurance purposes) – available as optional extras if required.

This level of service will suit any domestic residential property in any condition, but may be unnecessarily detailed and expensive for newer and less complex property for which a Level 2 Survey may be more appropriate.
