Home Buyer Survey

This level of service suits a broad range of conventionally built properties, it is unlikely to suit complex buildings, unique or older historic properties.

Commonly referred to as a Homebuyers Survey or Homebuyers Report the Level 2 survey we provide is the RICS own Level 2 Home Survey Report. This is a report that can only be offered by an RICS qualified residential surveyor.

The RICS Level 2 Survey is a customer-friendly, clear, concise and jargon-free condition report including multiple images to aid in clearly detailing the property. It is designed for lay customers who want a professional opinion on the construction, defects and condition of the home they are thinking of buying. For most properties a valuation can also be added as an optional extra to this report.

In brief the survey covers:

    • Building condition and defects
    • Structural movement
    • Damp, rot and woodworm
    • Services, heating and drainage
    • Alterations and additions
    • Items for checking by your Legal Advisor
    • Valuation and/or rebuilding cost (usually for buildings’ insurance purposes) – available as optional extras if required

Each element will be rated with a simple 1, 2, 3 condition score and presented in an easy to understand report. The report will also include information on any defects that are discovered and how to go about getting them fixed, and any aspects of the property that need urgent attention or which present serious faults.
